Competition Terms & Conditions

1. Eligibility
   This promotion is open to property owners who instruct Richard James as the sole selling agent for their property between Saturday 1st November and Saturday 29th November 2025 (inclusive).
2. How to Enter
   To qualify for entry into the prize draw, all of the following conditions must be met:
   • Richard James must be appointed as sole agent to sell the property.
   • The property must be listed with a minimum fixed selling fee of £3,000 +VAT for freehold properties and £2,500 +VAT for leasehold properties.
   • The vendor must pay for a core marketing pack upfront.
   • The vendor must agree to and sign Richard James’ standard terms and conditions of business, including a minimum 20-week sole agency contract.
3. Promotion Period
   • The promotion applies only to qualifying listings made between 1st and 29th November 2025.
   • Listings or instructions received outside this period will not be eligible.
4. Prize
   • One winner will receive £1,000 in vouchers, which you can choose from John Lewis, Amazon, and Marks & Spencer.
   • The prize is non-transferable, non-exchangeable, and cannot be redeemed for cash or any other alternative.
   • Richard James reserves the right to substitute the prize with vouchers of equivalent value if necessary.
5. Winner Selection
   • The winner will be selected at random from all qualifying entries after the promotion closes.
   • The draw will take place W/C 1^st December and will be conducted by members of Richard James Head Office staff.
   • An independent witness may be present to ensure fairness and transparency.
   • The winner will be contacted directly by phone or email within 7 days of the draw.
   • If the winner cannot be contacted or does not respond within 14 days, Richard James reserves the right to select an alternative winner.
6. General Terms
   • By entering this promotion, participants agree to be bound by these Terms & Conditions.
   • Entrants must meet all eligibility criteria; failure to do so may result in disqualification.
   • Richard James reserves the right to verify eligibility and withdraw the prize if entry conditions are not met.
   • Richard James accepts no responsibility for entries not received, delayed, or incomplete due to technical or other issues.
   • The promoter’s decision is final, and no correspondence will be entered into.
   • The winner may be asked to take part in reasonable publicity (e.g. social media announcement or photograph) unless they request otherwise in writing.
   • Richard James reserves the right to amend, extend, or cancel the promotion if circumstances make this unavoidable.
